3 reasons your home may not selling
There could be a million reasons why your house is not selling. The current market conditions. Time of year.
But, here are 3 very common reasons your home may not even be under contract yet.
1. Your house is priced too high
No one likes to hear that, but as you may know, my business model is more consultative than commission based. It's in everyone's best interest to deal with the realities vs. a commissioned agent telling you what you want to hear. I suppose if I stood to make a $10,000 listing agent commission, I may price your home at whatever number pleases you, but you may not be getting the professional honesty and integrity you deserve.
The top reason homes do not get offers is because they are over-priced. I encourage people to respond to the market. If you have several months to wait for a great offer, then by all means, time is on your side. However, if you want to get the property moving and rid yourself of obligations of the property, strongly consider dropping the price. Again, I generally only charge a flat rate to sell homes, so I'm not motivated by a larger-than life commission on the back-end -- which affords you and me the ability to have an honest conversation about your home.

Curb appeal is one of the cheapest, most effective methods to help sell a house (no matter the price point). Curb appeal is one of the first impressions (other than the online impression), so give it your best shot. General landscaping can be done for under $1,000 and make your property shine. Kind of piggy-backing on #2, de-cluttering is a very simple yet hugely effective task to do when selling your house. Even if you have plan to sell the house AS-IS, de-clutterting to simply make room for the buyers to walk will improve your chances of getting your house sold. A cluttered house, while daunting for a distressed seller sometimes, does not give a good vibe to any buyer. It's really hard to describe, but I have shown and listed homes where the house was just in a take it or leave situation. And the buyers comments were something like, "How can someone expect to sell a house in this condition." And, "Will the seller even be able to move everything out in time for closing?" Again, take some photos off the wall, clean the counters, and try to make the home as presentable as possible. I realize this gets tiresome after multiple showings, especially if you have kids or pets.
